Property in Costa de la Luz

Costa de la Luz on the coast of the province of Cadiz, is not as well known as the neighbouring Costa del Sol but is becoming more and more popular both as a tourist destination and for foreigners to buy a property.

Cadiz is the most Southern province on the Iberian Peninsula and is located next to Huelva in the North West, where Sevilla is to its North and Malaga to its East.
It has more than 270km of beautiful coastline of wide golden sandy beaches and has long been a very popular tourist destination amongst Spaniards but recently foreigners have also started to show their interest in buying property in this area.

Compared to other popular areas in Spain, Costa de la Luz has not been over-developed in the same way; they are regularly given permits for new constructions near the coast although all developments have to follow a strict plan of not disturbing the natural beauty in the area.

The number of new buildings in the province of Cadiz has been maintained more or less at the same level for the last 5 years whereas most other provinces have seen a decrease in new constructions taking place.
Approx 15.000 new properties where initiated in Cadiz in 2006 (a third of the neighbouring Costa del Sol) and more than 7000 of these can be classified as residential property in the bigger cities of Cadiz, which leaves less than 6000 new properties initiated in 2006 in the tourist areas of Costa de la Luz.

The most attractive areas where foreigners look to buy property in Costa de la Luz are the Sotogrande area (one of Spains most exclusive areas which contains polo and golf resorts and is only 20 minutes from Marbella), the area know as Campo de Gibraltar (located close to Gibraltar) has both inland and coastal properties available as well as the area from Tarifa to Conil that used to attract a lot of hippies but which today also is popular amongst people looking for an unspoilt area where very few promotions are taking place.

The prices of properties in the Costa de la Luz depends on the area; you will find the most expensive properties in the Sotogrande area, where prices per square meter m2 (the way house prices officially are measured by the Ministry of Housing in Spain) from 3000Eur m2 and upwards. In the nearby Campo de Gibraltar the average price is about 2300Eur m2 but you can find cheaper properties in the inland villages like Los Barrios or Jimena.
In the coastal area between Tarifa and Conil there are not many new promotions taking place and as there is a strong demand for properties in this area, therefore prices are relatively expensive with an average of about 2900Eur m2.
If you are willing to buy a property a bit further inland or to the north of Conil the average prices are around 2000Eur m2 with other areas being even cheaper.
