Property in Costa Almeria

Costa de Almeria is in the most Eastern province of Andalusia and is located in between Costa Tropical to the West and Costa Dorada in Murcia to the East. It has more than 210km of coastline which contains unspoilt beaches and a very special annual climate with more than 3100 hours of sun shine and almost no rain.

Almeria has traditionally been an agricultural province with only a few old tourist locations like Aguadulce or Roquetas de Mar and most of its beautiful coast has been covered by huge greenhouses growing all types of tropical fruits. Many of these areas are today being turned into modern building complexes and due to the expensive house prices and the lack of free space near the coast in many other areas of Spain, Almeria is becoming one of the most popular places for foreigners to buy property.

The province of Almeria is one of the coastal areas of Spain with the highest number of new developments taking place. In 2006 more than 20,000 new properties were built.In the last 10 years more than 100,000 properties have been built in a province with a total population size of approx 500,000.

The most popular areas for the new construction are around the old tourist destinations like Aguadulce, Roquetas de Mar, and Mojacar but there are also many new and upcoming areas like, Almerimar, Vera and Desert Springs, where practically whole new cities have been constructed from scratch. However, you can also find a number of new promotions further inland.

In the new and upcoming areas there is a certain lack of infrastructure at the moment but as this is also reflected in the price these new areas can be a very good long term investment (as soon as the infrastructure is working they will increase in value – see also the section Property Investment for further information about long term investment in off plan property).

As to the price of properties in Almeria it is as mentioned earlier significantly lower than similar properties in Costa del Sol and also a lower than properties in Costa Blanca . The average price per square meter m2 (the way house prices officially are measured by the Ministry of Housing in Spain) for the whole province of Almeria was by the end of 2006 approx. 2100Eur m2. Most areas of Almeria are very similarly priced although you can find a few exclusive areas, like the fashionable Almerimar with its harbour, golf courses as well as other golf resorts which is more expensive unlike the cheaper promotions more inland.
More than the area itself, the characteristics of the property like golf, views and qualities are the things that have the biggest influence on the price.
